ACQUISITION CRITERIA
Tenant:
Both public companies and private companies will be considered. We prefer companies with a net worth exceeding $50 million.
Properties
All commercial real estate including corporate headquarters, office buildings, retail properties, industrial facilities, bank branches, and other special purpose real estate such as restaurants and hotels.
Location:
United States
Lease:
Triple net leases only. We prefer an original lease term of 15-20 years, however, shorter terms are considered.
Price and Yield:
Minimum investments of $3 million cash. Tenant's credit and real estate to determine yield.
Foward to Commitment to Purchase:
We will consider projects up to 18 months in advance of completion.
Built to Suit:
United Trust Fund also provides turnkey build-to-suit services for both public and private companies.
Submissions:
- You will be notified of our interest in a transaction generally within 48 hours after receipt
of the following information:
- Current financial information concerning the tenant.
- Purchase price.
- Detailed description of property including age, building type, square feet, and size of parcel.
- Location including maps and decription of area
- Photographs (if available)
- Special requirements of seller/lessee, i.e. closing date
- Lease commencement and termination dates (if existing), details of rent increases,
options, etc.
